1. Your Booking
Before we can accept your booking, the leading member of your party must complete and sign the booking form. The person who signs the form shall be deemed to act as the agent for all persons shown on the form, and that signature binds all members of your party jointly to the Booking Terms and Conditions.
2. Deposit Payment
When booking, a non-refundable deposit of £100 per week or part thereof is payable. This deposit must be received with the completed booking form or the booking will be cancelled.
3. Payment of Balance
A final invoice showing the balance you owe will be sent to you. Full payment must be received ten weeks before departure to Florida. If you don't we reserve the right to treat the booking as cancelled, in which case you may be liable to pay us cancellation charges up to 100% of the final invoice in accordance with paragraph 5 below. It is therefore very important to pay before the ten-week deadline.
4. Security Deposit
A security/breakage deposit of $400 / £220 should be paid with your final balance. This is to be paid as a separate payment (cheque). This is to cover excessive use of electricity (e.g. air conditioning on full with external doors and/or windows left open), excessive cleaning costs inventory damage/loss or breakage costs etc. The villa is inspected before and after occupancy. The appropriate security deposit will be refunded within 21 days of end of rental period.
5. Cancellation
If you wish to cancel your booking or part of it once it has been confirmed you must do so in writing. The person who signed the booking form must also sign the cancellation letter. To compensate us for the expense of processing your booking and for the risk that we may not be able to re-let the weeks booked, we charge a cancellation fee as set out below:

The amount payable depends on when we receive your written notice of cancellation - the more notice you give the less we will charge. Please note that in the case of cancellation made after receipt of final documentation and house key, no refund can be made.
6. Occupancy
The maximum number of occupants must not exceed ten persons (unless agreed in writing with the owner), not including infants up to two years of age who would occupy a crib/cot. Persons under the age of 18 years must be accompanied by a parent/adult. The accommodation cannot be sub-let, shared or assigned. Only the persons shown on the booking form are permitted to stay in the property. No pets permitted.
7. Arrival/Departure
On the first day of your booking you should not arrive at the home before 4.00 PM. On the last day you must vacate the home by 10.00 am to allow housekeeping services to occur ready for incoming guests.
8. Alterations to Booking
We reserve the right to cancel/alter/amend the booking arrangements you have selected due to any circumstances beyond our control. Although it is unlikely, we reserve the right in these circumstances to offer alternative accommodation of a similar standard without variation to the agreed price. In this event we will notify you in writing as soon, as is reasonably possible. You will then have the right to either accept the alternative accommodation offered or claim a full and immediate refund of all monies paid.
9. Changes to facilities
We cannot be held responsible for changes to the described facilities, which may occur from time to time due to circumstances beyond our control.
10. Liability
We cannot and do not accept liability, for any death, personal injury, sickness, accident, loss (including luggage, personal affects, motor vehicles etc), delay, increased expenses or any other misadventure incurred or suffered by clients. However caused, as a result of any act or default of a company, firm or person concerned with the provision of your travel arrangements, or during your stay at the home, or whilst using the communal recreation facilities.
11. Force Majeure
We cannot and do not accept responsibility for any cancellation, alteration or amendment to your booking brought about by war, riot, civil strife, industrial dispute, terrorist activity, natural and nuclear disaster, fire, adverse weather conditions, technical problems, closure or congestion of airports, cancellations or changes of schedules by airlines and similar events beyond our control.
12. Security/Safety/Smoking
On receipt of the final balance and 2 weeks prior to departure directions and key collection details will be sent to you. During your stay whenever you leave the property, you are responsible for ensuring its security by closing the windows and locking all doors. Children must always be supervised in the swimming pool area. Out of consideration for future guests, and the owner, you are asked to refrain from smoking as there is a no smoking policy.
13. Pool Heating
Pool temperatures cannot be guarantee , as the air temperature dictates the heat they achieve, which is outside our control. Pool heaters are thermostatically controlled and switch off when the air temperature drops below 45 degrees F to avoid damage, only restarting when the air temperature rises above this level. As the pool is screened and not indoors the temperature is lost very quickly at these times. As a result any prolonged cold spell can result in the pool heating never reaching a level of comfort.
If a guest is found to have tampered with the pool heating controls which, as a result
causes a problem they will be required to pay any costs to rectify this.
14. Pool Rules
Children must be supervised at all times by responsible adult. The patio door alarm must not be disconnected.
15. Insurance
It is a condition of the booking that all members of the Party are covered by travel insurance which carries adequate protection against delays and cancellations, and has adequate medical insurance for the USA, and for your luggage and personal belongings.
Vistaparkresort bookings, please note, due to this resort being newly developed there may still be construction work being done during your stay. Some communal facilities may not be ready at the time of booking/stay.
